FISP & PIPS Compliance Reporting

Ensure your building meets NYC Local Law 11/98 (FISP) and Local Law 126 (PIPS) reporting requirements. Our services include parking structures & facade inspections, field documentation, reporting, and DOB submissions and follow ups. We also are end-to-end with the DOB and vendor(s) when buildings have unexpected conditions and need immediate attention.

Yearly Parapet Inspections

Ensure reporting compliance with Local Law 126 as known as yearly parapet inspections. We provide full service, including scheduling, inspections, reporting, as well as recommendations on repair programs.

Historic Landmark Restoration & LPC Approvals

We offer consulting services for the restoration of landmarked properties for construction projects. Our goal is to maintain the integrity of the building fabric and the surrounding neighborhood. Our services include historic research, preparing documentation, and receiving approvals from the NYC Landmarks Preservation Commission (LPC) for all stages of restoration and preservation projects.

Leak Investigation & Waterproofing Design

Our team specializes in leak detection, creative source identification, diagnostic testing, and analysis to identify points of water intrusion. We then develop waterproofing designs and specifications, that not only have a footing in traditional methods but are also technologically relevant.

Construction Phase Services

We conduct regular site observations, providing progress documentation, and managing the project through closeout. In addition, we perform all services necessary to keep the project flowing, including submittal and shop drawings reviews, verify progress payments, schedule reviews, and change order review.

Alteration Reviews

Provide review services for proposed apartment renovations also referred to as alterations. Our reviews provide recommendations on industry best practices, current construction trends, and guide owners through the building alteration agreement and house rule. We also can conduct milestone inspections, including but not limited to commencement, demolition, waterproofing, and closeout, which help further protect the building infrastructure.

Capital Repair Planning & Budget Forecasting

Our team develops long-term capital repair plans and due diligence along with cost estimating for building systems, structure, and envelope.
